A typical garden room or garden office is not required to seek planning permission if built within the PDR guidelines; however, building control approval is still likely to be required.

We also highly recommend that you obtain a Lawful Development Certificate and technical drawings even if your plans fall under Permitted Development.

Even if your project does not require planning permission, we always recommend getting a Lawful Development Certificate for your garden room which is written confirmation from your Local Authority that you don’t need Extension Planning Permission to build!

The Lawful Development Certificate will also come in handy if you decide to sell your home in the future. To obtain a Lawful Development Certificate, you would need to submit the same type of extension drawings that you would need for a Planning Application.

Garden Room Building Regulations Drawings

Garden rooms that are very small and do not provide sleeping accommodations are likely to be exempt from the Garden Room Building Regulations. Garden Room Building Regulations Approval is required if the proposed building is larger than 30m2.
